Flower Mound P&Z Approves Zoning Requests

Despite opposition from Flower Mound residents, the Flower Mound Planning & Zoning Commission approved, 3-2 vote, rezoning 7.63 acres from agricultural to a planned development district with office and retail uses.

Big D Properties submitted the request to rezone property, west of Long Prairie Road (FM 2499) and south of Sagebrush Drive. The development will include a Denton Area Teachers Credit Union, medical officesand retail, said Steven Homeyer, owner of Homeyer Engineering representing Big D Properties.

Commissioner Arthur McDevitt suggested the commission reserve action until revisions were made in the conceptual site plan and other issues, such as aesthetic upgrades Commissioner Thomas Goss recommended. But the commission approved the request on Monday, with Goss and McDevitt opposing.

Resident Sharon Gentry also wished the commission would have waited. She and neighbor Janvier Scott voiced concern about the about 150 trees to be removed for the site’s proposed multipurpose trail.

"I had hoped that what they would do is send it back [for consideration] and so they would actually see what the concept plan would look like before they approve it," Gentry said after the vote. "This way, it goes to council and council will then see something different, I hope."

Commissioner Dennis McKaige suggested the motion include that the developer address the tree concerns before the project goes before the Flower Mound Town Council. He also recommended that the motion include a site review to address the aesthetic concern.

Homeyer said the recommended revisions will be made before the request goes to the Town Council next month.

Also, commissioners unanimously approved three requests – two for site plans and one for a replat – for the proposed Cross Timbers Village, a retail center that will include a Walgreens and a Tom Thumb grocery store with a fuel service station. The site for the project, which has been in the works for about eight years, is at the southwest and southeast corners of Cross Timbers Road (FM 1171) and Bruton Orand Boulevard, across from the main entrance to Bridlewood.

The commission’s recommendations for the development are expected to go before the Flower Mound Town Council for consideration on June 2.
